More homes sold even as prices eased in the main part of this market

The biggest thing to know right now: more homes are selling, but buyers are paying less than they were a year ago. That means pricing your home right matters more than ever. These numbers cover the three months ending August 31, 2026.

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is a real cost. Yet sales kept climbing across this market. Buyers are out there. They are just more careful about price.

80477: what the websites say

The Real Estate Data Aggregator has no numbers for ZIP 80477. The story for that part of the market comes from websites alone.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Inventory nationally rose to 1.60 million homes that same month. Existing-home prices were up 1.3% nationally, per the National Association of Realtors.

Realtor.com reported for-sale listings growing nearly 7% year over year nationally for the week ending October 10, 2026. More supply is arriving across the country, and that pattern likely touches 80477 too.

What this means for you

Sales are up across all three ZIP codes with data. That is real demand, even with a 7.40% rate from Freddie Mac. But prices are down in two of three ZIP codes. Buyers are active and disciplined.

For sellers, the data says price carefully. Homes priced right are closing. The sale-to-list ratios in all three ZIP codes are near 97%, per the Real Estate Data Aggregator. That means overpricing costs you.

For buyers, more supply is arriving. The Real Estate Data Aggregator counted 343 homes for sale in 80487 alone. You have more to choose from than a year ago.

In short
  1. Sales rose across this market in the three months ending August 31, 2026. Prices eased in 80487 and 80467. Prices rose in 81639. Homes in 80467 moved fastest at 30 days.
  2. The 7.40% rate is real, but deals are still getting done.
  3. Price discipline is what separates the homes that sell from the ones that sit.

These are ZIP-code numbers. One street can read very differently from the whole ZIP. A home on one block may have sold faster or slower than the median. The numbers above are the starting point, not the whole picture.
