Mortgage rates above 7% are meeting a slower Primary market
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the number shaping every decision right now, for buyers and sellers alike.
Rates that high mean monthly payments are bigger. That slows decisions. It also gives buyers more time to compare homes, and sellers less room to overprice.
What the Real Estate Data Aggregator counted: three months ending August 31, 2026
The biggest part of this market is ZIP 80487. The Real Estate Data Aggregator counted 158 homes sold there, up 22.5% from a year ago. More homes are closing, which is a real positive.
But the median sale price in 80487 fell 9.5% from a year ago, landing at $1,050,000. That is a meaningful dip. It tells sellers that pricing carefully matters more than it did last year.
Homes in 80487 sat on the market a median of 33 days. That is 6 days longer than a year ago. Not every home is moving fast, and that is worth knowing before you set a price or make an offer.
The Real Estate Data Aggregator also shows that only 7% of homes in 80487 sold above list price. That is down 4.6 points from a year ago. Bidding wars are rare here right now.
About 21.1% of 80487 homes went under contract within two weeks of listing. That is down 9.2 points from a year ago. Well-priced, well-prepared homes still move. Others are taking longer.
ZIP 80467: prices dipped, but homes moved faster
The Real Estate Data Aggregator counted 13 homes sold in ZIP 80467 in the three months ending August 31, 2026. That is up 30% from a year ago.
The median sale price in 80467 came in at $960,000, down 6.5% from a year ago. Prices softened, but homes actually sold faster. The median days on market dropped to 30 days, 25 days shorter than a year ago.
In 80467, sellers got 97.6% of their list price on average. That is up 0.5 points from a year ago. No homes sold above list, but sellers are holding close to their asking prices.
ZIP 81639: the one area where prices rose
The Real Estate Data Aggregator counted 13 homes sold in ZIP 81639 in the three months ending August 31, 2026. The median sale price there rose 5.9% from a year ago, to $630,000.
That price gain stands apart from the other two ZIP codes. It is a smaller, less active part of the market, so each sale moves the numbers more. Still, the direction is different here.
Homes in 81639 took a median of 55 days to sell. That is 24 days longer than a year ago. Patience is part of the plan in this ZIP code right now.
Pending sales in 81639 jumped 111.1% from a year ago, to 19. The Real Estate Data Aggregator also shows 26.3% of homes went under contract within two weeks, up 15.2 points. That quick-sale share is encouraging.

What the national picture adds
This slower pace is not just local. The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Supply is up across the country.
The National Association of Realtors also reported existing-home sales fell 2.0% month over month in August 2026. Year to date through August, sales are still up 1.6% from a year ago.
Realtor.com reported active listings are up 6.7% from a year ago, the fastest pace since February. More choices for buyers. More competition for sellers.
What this means for you, in plain terms
For buyers: more homes to look at, and more time to decide. Rates at 7.40% (Freddie Mac) raise your monthly cost, so knowing your number before you shop matters.
For sellers: homes are still selling. The Real Estate Data Aggregator counted 158 closings in 80487 alone. But only 7% sold above list, and 33 days is the median wait. Price it right from day one.
- Rates are high, prices in two of three ZIP codes are down from a year ago, and homes are taking a little longer.
- More homes are still selling than a year ago.
- Pricing and preparation are doing the work that a fast market used to do automatically.
One more thing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP code around it. If you want to know what the picture looks like for your specific address, reach out.
